UNStudio受Edge委托，为荷兰埃因霍温市一个原银行总部大楼-“Fellenord15”提供的翻新改造设计，全方位融合健康、灵活办公理念，以及高度可持续、科技化建筑的目标。

这个最近完成的翻新项目将原荷兰合作银行总部全面升级成为一座面积达3.2万平方米的现代化政府办公楼，并配备了密集的传感器网络和先进的应用程序。这将极大地改善其入驻后的环境，并优化建筑管理。

保留钟楼的体量是改造时一个十分重要的因素。长期以来，对于埃因霍温居民来说，时钟一直是建筑中具有高辨识度和频繁使用的元素。

近年来，建筑行业对环境的负面影响极大地改变了我们对拆除现有建筑并建造全新建筑的看法。目前，改造现有建筑，并延长其寿命被视为一种极具可持续性的解决方案。同时，这种做法还确保留存其原有历史或本地化特征及底蕴。

在Fellenord15这个项目中，现有建筑曾是城市中一个难以进入的“堡垒”，无法满足不断变化和增加的劳动力需求；室内空间不连通且分散，造成人们不得不在相互隔断的空间内工作。

InthecaseofFellenoord15,theexistingbuildingpreviouslystoodasadifficult-to-accessbastionwithinthecityandcouldnolongeraccommodateachangingandexpandingworkforce;theinteriorwasdisconnectedandfragmented,withtheresultthatcolleagueshadtoworkinisolationfromoneanother.

不过，Fellenoord15有一个坚固的外壳，这意味着这个结构可以保留而非拆除。与新建建筑相比，这可以减少大约40%的二氧化碳排放量。在拆除原外墙时，也同样采用了可持续技术，为打造一个真正的可持续发展项目奠定了基础。

UNStudio的设计荣获了BREEAM-卓越级可持续认证。除了采用石材等天然材料外，大楼还采用了地热供暖和制冷、水基气候天花板和太阳能电池板。与UNStudio的许多设计一样，这个项目的楼层平面也进行了优化，最大限度地优化了视野和采光，对建筑的能量平衡、居住者的舒适度及工作效率产生积极作用。此外，景观设计中所选用的丰富的植物品种，以及附加的昆虫旅馆、蝙蝠箱和筑巢箱，共同助力了当地的生物多样性。

科技赋能

受益于Edge公司的专业知识，大楼配置了各种智能科技。位置传感器和智能数据设施的应用可以分析用户行为，有助于减少能耗，并提高空间的利用效率。这些传感器通过跟踪能源使用模式、识别低效现象并进行实时调整，打造出更加可持续和舒适的办公场所，同时可以灵活控制个人工作环境。最终设计创造一个全新的、灵活的办公大楼，旨在适应员工当前以及未来的需求。

激活公共空间

UNStudio的设计方案通过将原荷兰合作银行大楼改造成一座开放性的大楼，激活了公共空间。翻新后的大楼极大程度地与周边环境相融。

UNStudio’sdesignactivatesthepublicspacebyrevampingtheformerRabobankbuildingintoanopenfacingbuildingthatnowenjoysastrongrelationshipwithitssurroundings.

通过设计一个新入口，并拆除大楼朝向车站一侧的停车场，Fellenord15现已完美融入周边城市肌理。巧妙设置于建筑里各个重要位置的连接设施，使得其进一步融入其周边环境。

从远处看，这座建筑的外观并不起眼，但镂空、窗户、屋面和清晰可辨的入口等细部结构则强化了外观的彰显性。近距离观察，建筑的孔洞变得清晰可见，扩展的网状覆层形成了微妙的触感和层次感。由于双层扩展的金属网的缘故，这些设计元素在底座部分形成了鲜明的叠纹效果。

设于大楼新入口处的一个大型半公共楼梯将街道与中庭连接起来。在新设计中，现有分散的建筑体量通过分布于各灵活办公楼层的连续景观无缝连接，将此前隔断的各个空间连为一体。

Thenewentrancetothebuildingconnectsthestreettotheatriumviaalarge,esignthroughacontinuouslandscapeofflexibleofficefloors,connectingthepreviouslydisparatespaces.

新办公楼层是基于活性梯度的理念设计的：室内的中心区域为活动区，而安静的工作场所沿所有楼层的立面设置，打造了满足员工各种需求的理想工作场所。
